This is a basic overview of the working process JBailey Design Renoscan undertake when applying our design-build service to a project. Our approach will reflect the unique circumstances surrounding our clients home life and characteristics of their site. A home renovation may include dealing with multiple contractors, the city, engineers, architects and several trades. That's why at JBailey Design Renos we simplify the process by offering you the opportunity to coordinate with one point of contact and one point of accountability. You deal with us, and only us, and we take care of all the aspects of the project. Our “Design & Build” option will create a smooth and efficiently run project, as well as guarantee the best return on investment.
Initial Consultation
Prior to this meeting, you may want to collect pictures and/or magazine pages that show us examples of what you would like. We discuss your preferences such as spatial usage, style, color schemes, general likes/dislikes, as well what service(s) you would like to purchase from our Design Menu! In our time together, please plan to avoid cell phone calls, children that need care, cooking , guests who stop by and any other distractions.
Design Inclusions:
1. Layout & Planning (Professional Measuring)
2. Conceptual Architectural Drawings with 3D Visualization of finished product.
3. Interior Space 2D layout & Revisions
On projects where we also do the build as part of the package we can include the following:
1. Construction documents and permit ready drawings.
2. Submission of the drawings to the city.
3. Revisions to drawings as needed by city.
4. Material selection.
Note:
On projects we are not contracted to carry out the build, construction documents and permit ready drawings can be provided for an additional cost and is the responsibility of the home owner.
With our design option we become a single source of accountability, putting you in a safe position. Cost management can be controlled through our design process. 2 Revisions to drawings are included. Site visit is included.
Exclusions:
Engineering review unless stated in this estimate, soil tests, site survey, grading plan and any other requirement for the construction portion of project is to be priced in the construction estimate and is not included in the architectural costs.
Layout and Planning
As we develop concepts for your project, we consider what our clients want based on the way they live. A good starting point might be rough sketches of a Floor Plan, the most fundamental element in a set of drawings.
Many basic decisions are made while considering a Floor Plan such as site orientation, room layout, wall placement, door types and swings, window types and sizes, electrical and plumbing fixtures, cabinets, and trim package. These are not firm decisions, only a way to TEASE ideas onto paper and begin to arrange our clients thoughts. Our concern will be not how to create drawings but to defining our clients lifestyle so they get the style they need.
Production
DESIGN & BUILD OVERVIEW:
B.C.I.N. REVIEW . . .
Inclusions:
B.C.I.N. Professional to review and specify/approve all structural loads and capacities as per Ontario building Code regulations. This is a Building code requirement for all projects involving structural loads.
Exclusions:
Any additional requirements by city building inspectors regarding structural engineering approval are subject to extra costs through a change order.
Exclusion:
If required engineering review, grading plans, soil tests, surveyors and any other requirements other than what is stated above are to be stated as a separate line item. Revisions to drawings once construction begins are to be approved as change orders. Interior and furniture design in not included.
Design Notes . . .
All measurements are approximate and need to be verified accurately when construction begins. Changes to the layout may happen during construction. Additional engineering specs are to be stated as a separate line item. All work to comply with OBC coding. Designs must be presented in office for complete clarity. Client is to sign off on design prior to work commencing. If client chooses to go with another contractor for the construction portion the client will assume liability for the design thereafter. Changes to signed designs will be done through a change order.
Terms:
The client may terminate the contract only under the guidelines found in the consumers protection act. This Contract agreement is copyrighted and confidential. All rights reserved.
Payment Schedule: Paid in full upon signing.
Payments are to be made on the Wednesday of the coming week of invoice being sent or upon signing. Payments are to be dropped off or mailed into our office or paid by debit or credit to Jonathan J. Bailey at 9 Crescent Place, Apt 1716. Toronto. ON M4C 5L8.
Although we make every effort to ensure the accuracy of our plan information, we reserve the right to make corrections on our floor plans or elevations if changes occur.
Exclusions:
To ensure transparency and clarity in the estimate and to prevent costs from escalating only items that are quoted will be rendered.
OUR PROCESS
STARTING A NEW PROJECT
STEP 1: Planning & Estimating
At a pre-scheduled time, our design consultant will review the project and your preferences, such as likes and dislikes. This is where we meet our client in their home and get to know them, find out what they are hoping to gain from this experience, and if they have any questions about JBailey Design Renos. It is important to be open so we can learn who you are, how you live.Our consultant will bringing with them design and colour samples and discuss ideas and options with you. This is the time for us to get to know our clients and for you the client to get to know us. Together we can organize a working plan to proceed. If time allows we may also measure the area and provide you with a written proposal or book this for another time.
In-Home Consultation 1 - 2 Hr
PLANNING THE PROJECT
STEP 2: Research & Design Proposal Presentation
As we develop concepts for a new home, renovation, addition, kitchen, bathrooms etc., we consider what our clients want based on the way they live and do research into the best products to use in our approach. Before deciding on a design, making a list of those features they find most valuable to their own style of living. There is no standard procedure for arranging these ideas: Our approach will reflect the unique circumstances surrounding our clients home life and characteristics of their site. Proposal drawings will be done using 3D building software and presented with our research so that the client can choose what works best for them
- Preparation typically takes 5 business days, allowing us to contact suppliers and builders.
EXECUTING THE PROJECT
STEP 3: Building & Installation
After confirming materials, finishes, layout, color and preforming a second measuring for building the construction will begin. Also at this time any needed products will be ordered. A suitable time will be scheduled for our clients new or existing room project. Your installer will obtain any necessary permits and inspections all the while maintaining a safe work site. During this time, a thorough cleanup will be performed on a daily basis.
- Depending on the project installing usually takes 4 - 6 weeks but can be up to 3 months for ground up construction.
FOLLOW UP INSPECTION
STEP 4: Final Walk-Through
Once our clients new or renovated project is complete, our designer and installer will meet with our clients in their space to perform a final inspection and go though our check list to confirm that everything measures up to their and our satisfaction.
