INITIAL CONSULTATION
Site Visit or In Office Meeting:
Getting to know the clients likes and dislikes, project needs, budget allowance and any and all information needed to prepare for J.Bailey Design Reno's and the client to work together ie. Explaining services, process and how we can help by answering all and any questions.
1 - 2 hours: Our Price $175
- WHAT THE CLIENT GETS
3D renders of proposed project (interior and/or exterior), including different views and different views and different material options (when applicable).INCLUDED IN THE DESIGN AGREEMENT ARE THE FOLLOWING:A) PROFESSIONAL MEASURING:
- Our Architectural technologist & Design Assistant will visit the project site and take all measurements needed to proceed with the accurate and accountable architectural design.
B) ARCHITECTURAL DESIGN- This may specifically include the following:
- Site can can be provided as long as we get the site plan from the client. (site survey is not included in design cost)
- Bylaws interpretation and zoning requirements. Determine if you need to go for a minor variance.
- Existing Floor Plans - Main Floor, Second Floor, Basement (when applicable).
- Proposed Elevations: North, South, East, West with basic construction notes (when applicable).
- Cross Sections when applicable (with basic construction notes).
- Floor plans with finishes, electrical layouts and basic construction notes ie. beam and column locations, demolition plans. (not ready for construction but for estimating)
- Foundations and basement with construction prior to engineering ie. new footing locations, underpinning locations, etc.
NOTE: These drawings are not stamped, however its a very complete package mostly meant for estimating purposes. When we are awarded the build we can take care of all the permits and most of the engineering (roof trusses and floor joists, structural components, and HVAC) site surveys, septic design and soil tests are excluded.
